Legalized Farmhouses
In recent years, the real estate market in Delhi is going under a significant positive change. Till now the agricultural land could have a built up area of 2200 sq. feet legally.
The DDA recently issued three important notifications-
FAR 15 with one unit on one acre- 27/10/12
FAR 20 with unit restricted by FAR permissible- 10/05/13
FAR 30 with three units on one acre- 01/10/13
According to these notifications, the government has legalised three houses of 4500 sq ft each (excluding basements and water bodies) to be built on a plot of one acre. This will give birth to a new product of 1613 sq. ft. in the Delhi real estate market.
To simplify, you can get an independent villa of 1613 sq ft with a built up area of approximately 6000 sq ft at a price ranging from 50,000/sq ft to 1 lakh/sq ft in a plush green environment.
The list of villages in urban extension and green belt areas permitted as per notification dated 18th June 2013.
